			<content:encoded><![CDATA[<p>If you&#8217;ve followed this blog at all, you know that we recently built our house. We&#8217;ve been in it for a little over a year now and it is still new to me. We are still adjusting to things and how the house behaves in terms of noises, maintenance and small little nuances. When we started this project in October 2008, neither my wife nor I had any previous experience with construction or building. That isn&#8217;t to say that we were totally clueless about the process. We did do a lot of homework before taking on the project, but we hadn&#8217;t really had any formal experience with construction before, so therefore, we didn&#8217;t totally know what to expect. With that said, I&#8217;m extremely satisfied with the outcome of our house and I hope to be able to live here until the day my kids have to wheel me into the old folks home or I die in the back yard.</p>
<p>Everyone that I know that has taken on the task of building their home has come out of the project ultimately very satisfied but with a few things they would want to change. This is no different for me. There are a few alterations I would like to make and wish I would have thought of them during the building phase, but sometimes it is just really hard to have that much foresight. The purpose of this entry is to identify a few things I wish I would have known before the build; thus making the experience in our house a little better for years to come. Some of these things are small and some a bigger. Some of them might be obvious but we just overlooked and some are so detailed that I would have never thought of them during the pre-build discussions with our builder. All of them, however, would have made the experience in our house better and thus I thought it would be a good idea to culminate them into a blog post for others who might be researching their own build project.</p>
<h4>Construction Alterations</h4>
<p>In this section, I&#8217;d like to specifically detail some changes I would have done to the physical construction of the house i.e. framing, concrete, bricking etc&#8230;</p>
<ol>
<li><strong>Engineered I-Beam Floor Joists</strong> &#8211; For those of you who don&#8217;t know what these are, just go do a quick google search on them and you&#8217;ll find a plethora of information. I&#8217;m by no means a construction engineer, so I&#8217;ll do my best to explain what I know about these in laymen terms. A house floor is historically made up of 2&#215;12 floor joists. These are the joists that run perpendicular to the basement or foundation walls to provide the structural support for the floor. If you&#8217;ve ever looked at a wood framed house, these are the large spanning boards that usually make up the floor. They are made up of 2&#215;12 boards that are extremely long and strong as to provide for the best possible structural support for all those heaving things that reside on the main floor of your house. Just think how much weight the floor of your house holds. Not only does it hold all your furniture, appliances, cabinets, desks and so on, but it also holds yourself and however many people are at your house on a Friday night to play rock band! All in all, that adds up to be a lot of weight. The floor joists and sub flooring of your house is probably secured together with nails or screws. Screws being the better of the two, but in a lot of cases the time it takes to construct something like that with screws is too much so often framers do this with nails. As the weight in your house moves, whether you&#8217;re moving things around or just walking across the floor, it can cause the floor joists to move quite a bit and sometimes make noises as it shifts, bows and squeaks the nails. If you have a single story house, you might hear some small pops and cracks as you walk across the floor, but nothing really big. However, if you have a basement like I do, and you&#8217;re under those floor joists, you hear it all, thus coming to the point. I wish I we would have gone with engineered I-beam floor joists rather than traditional 2&#215;12 joists. Why, you ask. Because not only are engineered I-beam joists stronger than traditional 2&#215;12 joists, I&#8217;ve read they are much more quiet. This is simply because of the way they are engineered and assembled. If you googled the term like I said previously, you&#8217;ll know why this is and probably have read some of the advantages for yourself. I don&#8217;t know why, but I&#8217;ve come to appreciate an extremely quiet house. I don&#8217;t like the fact that if I&#8217;m in the basement, I can hear every little footstep that is walking a cross the floor. I can hear every little pop and crack in the floor above me as the weight of the floor shifts. I can&#8217;t imagine what it would sound like if we hadn&#8217;t insulated the basement ceiling. That adds a little bit of sound protections, but it isn&#8217;t enough.  I really wish we would have gone with the engineered I-beam floor joists just for the quiet factor.</li>
<li><strong>Thicker Gauge HVAC Duct</strong> &#8211; This is probably the biggest thing I would change in my house and subsequently it is probably the 1 thing that I wouldn&#8217;t have ever thought about simply because I have no experience with HVAC systems. It makes sense that there are thinner and thicker gauges of metal for duct work. Some environments would require a thinner gauge and other would need a thicker gauge. Shortly after we moved in and got settled, I began to hear a kind of popping noise when I was in the living room. At first I thought it was a water drip because it was raining outside. After many days and investigation, I followed the noise to the main air duct run in the basement. There was a particular spot along that run that seemed to pop when the air/heat would come on. I did some researching on this and found out that the most likely cause was either the duct work was expanding and contracting and thus would flex a little or the duct work was rubbing up against the wood framing of the house when it was expanding and causing this noise. After a long time and a lot of frustration, my builder and I decided to bust into the basement ceiling to get a better look at the duct work and see what was going on. Many hours of troubleshooting and detective work later, we still hadn&#8217;t figured out how to stop this noise. We had called in several HVAC experts and they tried everything from putting foam dampeners on the duct work to clamping it together and many other things. Nothing seemed to resolve the issue which was the expansion and contraction of the metal causing it to pop a little bit. What sounded like a small little pop downstairs when you were under it echoed somehow into a large pop upstairs loud enough to be heard over the television when it was on. Needless to say this is a highly annoying thing to go on every time the air conditioner or furnace kicks on. Many experts say that a thicker gauge duct work would probably have eliminated this problem because the thicker the metal, the more resistant it is to flexing or expanding enough to make itself pop. You can hear this noise happening in the back bedrooms every so often and it wouldn&#8217;t be so bad if it was isolated to those rooms, but since this is in the main living area in the house, that makes it that much worse. If I would have known spending a little extra up front for a thicker gauge metal would have kept me from going insane with this annoyance, I would have gladly spent the money, but alas I had no idea.</li>
<li><strong>A Higher Quality Sliding Door</strong> &#8211; As many of you know who read this blog, our house was broken into about a year ago. They were able to get into the sliding glass door by lifting it off its hinges and forcing it open. We have since taken measures to secure the door preventing this from happening in the future, but I wish we would have spent a little extra money to get a nicer door that would not only have looked really nice, but also might have come with feature to protect us a little better. We didn&#8217;t really look around too much for a sliding glass door as it was kind of a last minute purchase. We actually had purchased a door previously and replaced it with this slider. It is one of the cheaper models made of metal and vinyl. The handle and locking mechanism are pretty cheap and ultimately was the reason for the burglar being able to get in. I wish we would have spent more money to get a nice solid wood and metal slider. In my experience, by seeing the doors some of my friends have, the nicer wood ones not only look nicer but also glide better in the tracks and are heavier with better locks and safety features. I learned my lesson here; don&#8217;t cheap on external doors!</li>
<li><strong>Vented Glass Front Gas Fireplace or Wood Pellet Stove Downstairs</strong> &#8211; I really wish we would have put a better fireplace in the basement. We have a really nice HVAC system with a high efficiency gas furnace so the house stays very comfortable with minimal utility expenses. However, one of the only things we didn&#8217;t really get a chance to pick out in the house was the gas fireplace in the basement. This gas fireplace is in the living area. It is not vented and doesn&#8217;t have a glass front so it is basically open. The builder had chosen the least expensive fireplace and had it installed before we even knew it. At the time, although we were kind of mad we didn&#8217;t get to choose, other fireplaces would have been about $1,000 more so we didn&#8217;t really care too much. In retrospect, I wish we would have made him take it out and got a better one that was either vented to the outside  and had a glass front or had gone with something like an electric powered pellet fireplace. This is the reasoning behind my desire. Right now, the basement stays at a fairly regular temperature. With minimal heating and cooling we can keep the basement at a steady 60 degrees in the winter and 70 or so in the summer. With that said, we hardly go down to the basement although it does have a fully furnished living area and that is where the fireplace is. On the occasions we have company or a party or something, I usually either heat or cool the basement by turning on the HVAC system before hand. This is mostly a waste because just the main living area needs to be heated because company isn&#8217;t going to spend time in the bedrooms downstairs, they will mainly be in the living area. It would have been nice to have a good fireplace down there where I could flip that on for 20 minutes or so to heat just that room. Instead, as it is right now, we don&#8217;t use that fireplace at all. Because it is so cheap, there are no fans on it so it doesn&#8217;t disperse the heat very well and since it isn&#8217;t vented, it leaves the downstairs filled with a little bit of a hot and gaseous smell that just isn&#8217;t pleasant. I really wish there was a more pleasant fireplace down there so we could utilize it. As it is right now, we don&#8217;t even light the pilot light on it in the winter because it will never get used.</li>
<li><strong>Power Outlets in the Attic</strong> &#8211; This may seem like a really weird one, but I do have a good reason for it. I&#8217;m a tech junkie. When we built the house, I wired each room with 2 or more rg6 coax cable runs for television as well as 2 or more cat5e copper runs for phone and data. The main living areas got even more cable runs than that. Every room is fully wired and future proofed for whatever might come down the road in the future. With that said, I previously mentioned our house getting broken into last year. Since that, I have wired surveillance camera&#8217;s into the house. These cameras require a regular power outlet to work and in positioning them in the rooms the best place is to put them up high to get the best view of the room. Having outlets in the attic would have allowed me to run the power and ethernet cables up through the wall/ceiling into the attic and plug them in there. Also, I would have been able to run a network switch up in the attic to connect all the camera&#8217;s instead of having to run more ethernet cables to each camera. It would have looked a lot nicer and I would have been able to hide the cords a lot better. Not to mention, you never know what might need a power source and a lot of the time it is easier to run cabling in the attic so a power source up there would possibly come in really handy.</li>
</ol>
<h4>Aesthetic Alterations</h4>
<p>There are a few changes I wish we would have done aesthetically to the house up front. These changes would have made my job as a homeowner a little easier and would have looked a little better from the start.</p>
<ol>
<li><strong>Landscaping</strong> &#8211; This suggestion is more like a &#8220;hindsight is 20/20&#8243; thing and for some people this might not apply, but I really wish I would have coughed up a few more bucks and hired someone to do some more landscaping in the front and back of the house. As it is right now, we have a few bushes in front of the house and a single tree, but that is all. It looks sparse compared to the other houses in the neighborhood and although it isn&#8217;t a competition, I do like to keep the curb appeal of my house up. I don&#8217;t specifically like landscaping and although I&#8217;m not opposed to doing a little, it would be well worth the money to have a professional do it and make it look nice rather than me trying to do it and possibly messing it up. I know little to nothing about plants and what plants go where and which ones perform best in sun or shade or require a lot of water or little water. A landscaping professional would be able to provide me with all this information and with my decisions, they would be able to quickly give me a low maintenance and good looking landscape that will last for years. To me, I&#8217;m going to have to spend the money on the materials anyway, so I might as well pay someone for a few hours of work (which would probably take me days) and their knowledge as well. It is worth it to me to hire a professional for this and I wish I would have up front.</li>
<li><strong>Lighter Colored Hardwood Floors</strong> &#8211; I think our hardwood floors look amazing and I really like them, however, we were told up front that the darker the flooring the more maintenance and upkeep it requires. Let me just say that is 100% accurate and more true than I ever imagined. We ended up going with a really dark mahogany hardwood floor and like I said, it looks really nice but every single little mark shows. I&#8217;m not only talking about dust, debris, foot marks and more, I&#8217;m also talking about dents, scratches and the like. Every single thing that happens to the floor is highly visible just because of the nature of the contrast between the dark floor and the materials on it. This requires us to sweep and mop the floors at least twice a week. If we let it go for more than a week without doing that, it looks trashy. You can see dust and small little bits of things that you wouldn&#8217;t be able to tell on a lighter colored floor. Again, I really like our floors but I wish we would have gone a few shades lighter. I&#8217;m cautioning people that if you really want a dark hardwood, I&#8217;m referring to something like black walnut dark, then you must be prepared to clean them several times a week.</li>
<li><strong>Shutters and Flower Boxes</strong> &#8211; This goes along with the landscaping one above, but I wish we would have had the framers or carpenter whip us up some nice cedar shutters while they were at it. I&#8217;m considering building them myself, and although I don&#8217;t think it will be hard to do this, it will certainly consume some time because I&#8217;ve never done anything like that before. Also, as I said before, I will have to buy the materials so I would have much rather payed the carpenter that was already there a couple hundred dollars and had him build me some in an hour or so and install them than me taking a Saturday or more of my time to do this.</li>
<li><strong>Outdoor Living Area</strong> &#8211; All through the building process my father would continue to tell me that if we wanted something in the house, it wouldn&#8217;t be any cheaper to build it in then now. What he meant was that the price of materials generally goes up throughout the years and it just gets more expensive as time goes on. While I understood what he was saying, we also had to be diligent to stay within the budget and keep things under control. One of the things that I wish I would have made room in the budget for was at least preparing for some kind of outdoor living area. Sure we have a nice back deck, and a nice porch under that, but I really with we would have designed into the house some kind of covered porch with a fire pit and BBQ area downstairs. It wouldn&#8217;t have cost a lot extra to run a gas line and hookup outside seeing as how the gas line for the downstairs fireplace is right on the inside of the wall. It would have been easy to do, and then to make a little brick or stone area for a gas grill would have been awesome. Also, it would have been pretty cheap to design a small fire pit area down there as well. All of these things aren&#8217;t completely necessary, but they are something that I will eventually do and for a small amount of money up front, I could have saved myself a lot of money down the road. 5-10 years down the road when I eventually get around to doing something like this, it will cost me a lot more.</li>
<li><strong>Outdoor Lighting</strong> &#8211; This is one of the things we neglected and I wish we hadn&#8217;t. We only put the standard 3 lights by the garage, 1 light on the front porch and 1 light on the back deck. This is adequate  for lighting the outside at night, but hardly makes any kind of impression. This is yet another thing that might have cost us a couple hundred extra dollars to wire 3 or 4 more lighting areas into the exterior of the house, but it would have really made a statement. Several other houses in our neighborhood have recessed lighting in the roof line and landscaping and it really makes their house stand out at night. Not only that, but it also make the house more visible and less susceptible to any sneaky shenanigans!</li>
<li><strong>Indoor Lighting and Automation</strong> &#8211; Our house was designed with indoor lighting in mind, however what we did right in recessed lighting, we did wrong in light switches. So many times have I wanted to dim a room&#8217;s lighting and we don&#8217;t have dimmers. Also, so many times have I wanted to be able to remotely control the lighting in my house. I know it is a fairly easy thing to install dimmer switches or x10 switches for automation, but I wish we would have done it at build time so I didn&#8217;t have to worry about getting around to doing it now. I could have ordered the parts and the electrician could have installed them for no extra cost. There is nothing special about installing them and he installed regular switches as part of the job anyway, so I with I would have just done that up front.</li>
</ol>
<p>So, some of these things might seem obvious for you and some might seem silly, but these are all things that I wish I could change about my house or the way we did things now. I know this is kind of a complaining post, and that isn&#8217;t the intention really. What I wanted to accomplish is something that would possibly alert readers if they are going through a build project to look out for. Some things you might care less about, such as exterior lighting, however, some things you might not have ever thought about but as a result of this post will consider doing. That is what I&#8217;m trying to accomplish with this; save someone time, money and frustration by offering my ideas up front.</p>
<p>Please let me know if you have any ideas or additions to this if you have ever built a house. I know there are a lot of people I know that have gone through the building process and I welcome the discussion.</p>

			<content:encoded><![CDATA[<p>About 3 months ago we started looking for hardwood flooring. We knew we wanted something fairly dark but other than that we didn’t really know what else. We started looking at the usual places, Lowes, Home Depot and some local flooring companies around here. We found some that we really liked but most were pretty expensive and were just out of the budget. We then started looking online. We were pretty comfortable with the idea of ordering them online because we did that in our last house. We bought some engineered Bruce hardwoods from <a href="http://www.iFloor.com" target="_blank">www.iFloor.com</a> and were pleased with the quality, price and looks. The cool thing about them and other flooring web sites is they usually let you order samples at a pretty cheap price so that you can actually see the color and quality. We found some really nice chocolate colored <a href="http://flooring.builddirect.com/Hardwood-Flooring/-Chocolate/ProductDisplay_6950_P1_10065273.aspx" target="_blank">Asian mahogany</a> solid wood floors from <a href="http://www.builddirect.com" target="_blank">www.builddirect.com</a>. We decided to go with these and we are really pleased with the results. They compliment the cabinet color very well. Buying hardwood floors online saved us about $1,000 over what the same hardwoods would have cost locally. Even with a couple hundred dollars for freight, it still ended up saving us a lot.</p>
<p>Also, we had previously picked out tile and knew what kind of tile we wanted. We had previously picked out a color called <a href="http://www.americanflorim.com/collection.php?c_id=36#" target="_blank">Truvian Stone from American Florim</a>. We chose the lava color as it had darker tones in it to match the wood. This ended up looking amazing and we really like it. This tile was a little over the budget price, but to offset that, we found some tile at Lowes on clearance that was a neutral color and looked nice. We snatched some boxes of that for less than $1 a sq. ft. and then just installed it downstairs. It still looks really good and offset the price of the truvian stone.</p>
<p>The carpet is one of the last things that will go in so I won’t have pictures of that until next week, but other than that, all the floors are down and we will start installing lighting and fixtures next week. Hopefully we will be in it the week of March 15th barring any unavoidable circumstances.</p>
<p>Also, they got the driveway poured and got some piles of top soil sitting in the yard waiting to be spread. Hopefully this week they will get that spread, the irrigation system installed and the sod and seed down so we can start getting some grass (not that I’m looking forward to mowing it or anything).</p>

			<content:encoded><![CDATA[<p>So this post is more than overdue. The last month has been slammed with things keeping me busy both with the house project and outside for other things. We have made a significant amount of progress on the inside of the house. All the cabinets are in, the painting is done and the trim is laid (all of it that can be).</p>
<p>With the exception of a few color choices, we didn&#8217;t really have any hard decisions or choices. We had to alter the stain color 1 time to try and get it as close to the hardwoods as we could but other than that, everything went pretty smooth. Greta picked out all the colors. We didn&#8217;t paint too many rooms different colors because for a while we will really only be using a few of them. So we decided to paint the mast bedroom a green color and the office a blue color. Everything else got a nice coat of neutral tan and the doors and trim got shot with white.</p>
<p>As far as the cabinets go, our hardwoods are a chocolate color and although we wanted the cabinet stain to match, we didn&#8217;t want it to be an exact match. We thought that would make it to monotone and uniform so we wanted a slight variation. Like any wood, there are always going to be slight variations in the color of the wood as it gets stained. Our cabinets are <a href="http://en.wikipedia.org/wiki/Alderhttp://en.wikipedia.org/wiki/Alder">Alder</a> so they have quite a but of variation in color. We settled on a dark color but not too dark. It is slightly lighter than our hardwoods are, but matches great when the stain picks up the darks in the wood. It looks amazing!</p>
<p>As far as the outside is concerned, all the brick and stone have been put on and it looks great as well. We didn&#8217;t do too much with the brick or stone as this is where you can sink a lot of money into the house. The all brick cost alone was pricey, but worth it in the long run. We decided to stick with the standard window outlines and ledges and stone accent the entry way but nothing else. We plan on getting some cedar planters for underneath the windows and cedar shutters to tie into the cedar around the garage doors. I think it looks nice and although we could have done a lot more stone work or more stone accents, I&#8217;m happy with the balance of cost and the result.</p>

<p>Within the last couple weeks the house has started looking more like a home more than ever. They are almost done with the brick as well as completely done with the sheet rock and mud. As we speak, they are working on the trim and cabinets.</p>
<p>There isn&#8217;t much to say on the sheet rock other than we decided to round all the sheet rock corners. This is pretty standard now days and looks really nice as compared to your standard square edges. We&#8217;re not&nbsp; doing any fancy wall texturing or anything. We are just sticking to the standard spackle and then the knockdown on the ceilings. We felt that texturing ages the house too quick. If you look at houses that have some cool texturing in them from 10 years ago, it doesn&#8217;t look so cool now. It actually dates the house. That was just our personal opinion (no offense meant to people that have 10 year old wall texturing in their house).</p>

<p>As far as the brick goes, we aren&#8217;t doing a whole lot there either. The whole house is going to be brick with a little stone work around the entry way. There will be some brick ledges under the windows and an outline around the front windows, but other than that, nothing special. We really like the brick color that we choose as it is the same brick that was on the last house my sister and brother-in-law had. It is a deep red with some darker black accents. We also chose to leave it unwashed so that the mortar stays on the bricks a little more and looks a little &#8220;sloppy&#8221;. I really like this look as it gives the brick texture.</p>

			<content:encoded><![CDATA[<p>Well again it has been too long between posts. I can&#8217;t believe how hard it is to stay on top of this from week to week. There have been a lot of exciting advancements in the house since the last post. We have since insulated, got all the sheet rock hung, taped and mudded as well the mason&#8217;s are vigorously working on getting the brick done.</p>
<p>Insulation <br />When we started this project, we agreed that we didn&#8217;t want to completely blow the budget on stupid things that didn&#8217;t matter like extravagant light fixtures or high prices flooring rather if we were going to go over, we wanted it to be on things that would have a payback. These things included any efficiency upgrades in the house appliances and house heating and cooling. Any house that is going to be efficient is going to have a tight wrap and a good insulation <a href="http://en.wikipedia.org/wiki/R-value_(insulation)">r-value</a>. One of the many things that goes into insulating a house is the wall insulation. There are a number of choice to go with here but the most debated right now is whether or not to spend the extra money and get spray foam insulation or the more standard and less expensive fiberglass. The main difference between the two are cost and air dissipation. It is common sense that the way to make an efficient house is to keep the warm air inside in the winter and the cool air out and vice versa in the summer. Air dissipation is the enemy to efficiency. Spray foam tends to eliminate this because it can be sprayed in liquid form to seal all the holes and leaks in walls to the outside. It bonds to the wall and expands in every direction. Fiberglass insulation cannot seal the holes as well as foam can. It just simply doesn&#8217;t expand into the crevasses like spray foam will. Now, with that said, you can still achieve the same r-value with fiberglass as with foam, you just have to put more or thicker fiberglass insulation in the walls. There is also a theory that you can make a house too tight and it won&#8217;t be able to breath allowing for proper ventilation and circulation. The flip side to this decision is of course cost. You will be spending thousands more to do the entire house in spray foam insulation over traditional fiberglass. With that said, you need to compute your pay back period, or how long it will take you to pay back that extra cost with the saving you will realize in lower utility bills. In the end, the cost was too much for me. Conservative calculations place this payback period somewhere between 15 and 20 years. It would have cost approximately $2500 more to do spray foam insulation than fiberglass in our house. Even with a savings of $20 a month in utilities, which is a pretty high estimate, it would be around 10 years to pay that back. That is a pretty long payback period and ultimately was too&nbsp; much for me. What we did opt to do was insulate the ceiling of the basement. This wasn&#8217;t too much more to do and it essentially separates the two levels and slows the dissipation of heat from the bottom level to the top. What that means is more of the heat stays in the basement when it is heating and the furnace doesn&#8217;t have to heat the basement near as much. I believe this was a good investment. </p>

			<content:encoded><![CDATA[<p>So the last few weeks have been really busy. The framing is done and we have moved on to the electrical and plumbing. This is the part of the project that I&#8217;m most excited by because I get to do the <a href="http://www.swhowto.com">structured wiring</a> for the house. This consists of all the phone, data and television cable runs. I chose to do a central wiring because not only does it allow for extreme flexibility but also allows you to plan for the future and what you might want to put in your house 5 or 10 years for now.</p>
<p>Our subdivision is wired for <a href="http://en.wikipedia.org/wiki/U-verse">AT&amp;T U-Verse</a>. Basically, that means that all our media (TV, internet and phone) will come over fiber optic lines into the house. This is one of the first subdivisions in my area to get this. I&#8217;m so stoked to be able to get fiber optic speeds at my house. So, I wanted to make sure that I wired the house right and by doing it myself, I also saved a little bit of money. Every room in the house gets a phone, data and TV wire with some rooms, like the living areas and the master bedroom, getting multiple runs. This &#8220;future proofs&#8221; the house because there are extra cables run in the main living areas and you can take advantage of this when new technology is released. In short, I&#8217;m a technology nerd and I wanted to make sure my house was equally as &#8220;techy&#8221;. On top of that, there is going to be a media room in the basement (you knew this if you&#8217;ve read the previous posts) and I wanted to make sure I had this room wired for 7.1 surround sound and a projector.</p>
<p>I&#8217;ve spent the last few weekends wiring the house for all this stuff and I&#8217;m pretty proud of the way it has turned out. I started out with 2000ft of <a href="http://en.wikipedia.org/wiki/Coaxial_cable">quad shield coaxial cable</a> for all the TV runs and 2000ft of <a href="http://en.wikipedia.org/wiki/Cat5e">cat5e cable</a> for the phone and data runs. I also used some if the cat5e cable to run an in house intercom system that we are going to get. This will not only be an intercom system but also act a whole house sound system. Lastly, I ran some <a href="http://en.wikipedia.org/wiki/Speaker_cable">16/2 speaker wire</a> in the media room for the 7.1 surround and some speaker wire outside so that we could have music on the patio if we ever choose.</p>
<p>On top of me doing all that, we had the electricians, plumbers, and HVAC guys running all their stuff. The electricians did all their stuff in about 2 days. The only thing that we had to decide about that was lighting and we got a lot of can lights. We added them in each room as well as in the bathrooms rather than having the typical Vegas lights in the bathroom. Also, we had them wire a generator plug by the breaker box in case we ever have another ice storm like the one we had a few years ago. If that happens, we simply shut off the main power, and plug in a generator and can power a few rooms in the house on top of all the appliances. That will be great if we ever have to use that.</p>
<p>The plumbers were pretty straight forward as well. The only thing we did additional to the plumbing is asked for a sink to be put in the garage. I think that will be really handy to have one of those large deep sinks in there to wash up after working outside.</p>
<p>For the <a href="http://en.wikipedia.org/wiki/HVAC">HVAC</a> system, we had a much harder decision. The standard HVAC system that many builders put in the houses equivalent to ours these days are 80% efficient gas furnaces and 13 seer 3 ton air conditioners. Basically, that means that for every $1 in gas you use for heating, 80 cents of that goes directly to heating and then 20 cents is lost to waste. For the air conditioner, the seer rating is the efficiency rating and the tonnage is the capacity. As of next year, 13 seer is lowest efficiency rating that will be allowed. We were faced with using the standard system, which will do a decent job of heating and cooling the house, or getting some upgrades which would be costly, but might pay off in the long run. For this decision, it is simply all about pay off period. If you spend $1000 more dollars on your HVAC system up front, but it saves you $20 a month on your heating and cooling bills (over the standard system), that is a payoff period of a little over 4 years. That would be a good investment. With that said, $1000 in upgrades for the HVAC system is just the starting point. Seriously, we had people quote us stuff that was $6000 over the base system. That stuff had a high payback period of around 15-20 years. Now, if you plan to live in your house a long time, that might not sound too bad, but if you think that the average life of an HVAC system is 10-15 years, that doesn&#8217;t make much sense. We decided to upgrade to a 90% efficient 100,000 BTU gas furnace and a 14 seer 4 ton <a href="http://home.howstuffworks.com/how-to-troubleshoot-a-heat-pump.htm">heat pump</a>. Now without going into a large explanation of what a heat pump is, it is basically an air conditioner with the ability to switch over to a heater in the winter. It only uses electricity rather than gas so it is a lot cheaper. The only caveat to that is it really only works when it is above freezing in the winter. So there will be a few months that you might have to use the gas furnace, but the other months the heat pump will save you a lot of money. So with all that said, we got a few upgrades to the HVAC system and I think it will be a really good investment to lower our monthly heating and cooling costs.</p>

<p>So that is all for now. In the next few weeks, we will be getting the rough in inspection done and after that is approved we will start insulation, drywall and bricking. When that starts happening, this thing will be done in no time. Check back soon!</p>

			<content:encoded><![CDATA[<p>OK, I know, its about time I made another post. I&#8217;ve heard the cries of most of you all screaming desperately for another house update. I started this blog mainly for myself to catalog and keep track of the whole process, and I had no idea I would attract this much attention.</p>
<p>It has been about 3 weeks since I made my last post and there has been a lot go on over those past 3 weeks. We have been framing for the last few weeks and I&#8217;ll have to say although we now have something that looks like a house, the framing part takes a lot of patience. Framing is one of the longest, if not the longest, parts of building a house. Once it is done, it is amazing to be able to see the structure and form of the entire house, but it just takes so long. On the flip side of that, I&#8217;m thankful for framers that take a little more time on the front side and do things right rather than speed through it and do something wrong.</p>
<p>There isn&#8217;t much to framing. You just have to make sure that your blue prints are exactly what you want to a T and you&#8217;re set. I mean, the framers, or at least our framers, framed everything exactly like it was on the plans. That means, the wall in the basement that divided the mechanical room from the other media room that we wanted and talked to our builder about&#8230;it didn&#8217;t get put in because it wasn&#8217;t on the plans. They will have to go back and add it. That also means, every ceiling tray, vault, window arch and more that you want that aren&#8217;t in the blue prints, won&#8217;t get built unless you specifically tell them and actually draw it on the floor or wall for them. I guess that makes sense, but it means if you aren&#8217;t out there every day, something will get missed.</p>
<p>I&#8217;m lucky that I work really close to our construction site because I usually try to get out there 3 or 4 times a week over lunch. I got out there one day and we went over all that. We got the ceiling trays hammered out, the entry way arches decided and everything so really the only thing that we had an issue with was a downstairs wall and then entry way between the kitchen and the living room. That had tot be changed because they originally framed it too narrow at 5ft. and it needed to be lengthened to 9ft.</p>
<p>Ok, so pictures pictures pictures. I know, I will try to post as many as I can in succession. I will start with the early frame of just the down stairs and work all the way through the entire roof joists and decking. Enjoy!</p>

<p>Well, that is about it. We are close to being done with the framing. They are putting the finishing touches on today and tomorrow. Next will be the shingles and the windows, which will more than likely be next week. They will also be wrapping the house in Tyvex and then comes the the wiring and plumbing. This is my favorite part as I will be doing most of the house&#8217;s structured wiring. Check back in a week and I&#8217;ll show you the windows.</p>

			<content:encoded><![CDATA[<p>The next phase in the construction of our house is pouring the basement and garage floor slabs. This is pretty self explanatory but there are a few things that go along with this phase that you have to plan and make the final decisions on. These mainly consist of plumbing decisions. The basement plumbing actually is laid before the slab is poured. The concrete is poured over the plumbing and if you don&#8217;t have all your drains in place, it is too late to add more.</p>
<p>One thing that was an addition and an unexpected cost was the lift pump. A lift pump is designed to lift the sewage up into the main sewer line. This is only needed if the sewer line comes in higher than where the drain pipes are that run throughout the basement. Obviously, the drains up stairs will have the benefit of letting gravity do its job and carry the sewage down to the sewer line, but the basement drainage might not have that luxury. We did not know how this would work out because you don&#8217;t know how deep the sewer line is actually buried until you dig it up and since you don&#8217;t dig the sewer line up until you need to, you can&#8217;t really plan for this.</p>
<p>If you take a look at the following picture, you&#8217;ll see a pipe hole in the footer of the foundation. This was pre-drilled so that if the sewer line was that deep, we could just come in through that and then not have to worry about a lift pump because the sewer line would actually be lower than what the basement drains would be, hence all the sewage would flow down with the aid of gravity.</p>

<p>That isn&#8217;t exactly the way it worked out. In this picture, you&#8217;ll see that the actual sewer line was&nbsp; only buried about 5 ft. below ground level making the entrance into the house have to be much higher. Actually, it had to come into the foundation wall about 3 ft. higher than the footer hold we drilled.</p>

<p>So, since that didn&#8217;t work out, we had to get a lift pump. Simply put, this pumps that crap upward into the sewer line from the basement. It would have been better had the sewer line come in lower. Not only would it have saved us money, but now if the electricity ever goes out, we cannot use the basement facilities very much because the lift pump is electrical, and if it isn&#8217;t working, then nothing gets pumped up and out into the sewer. So, that is just one thing that I learned during this phase that I didn&#8217;t ever think of before. The good thing is, all the rest of the bids we have coming in are actually lower than anticipated so that will offset the extra expense of the lift pump. Take a look at some more pictures of the basement and the garage concrete slabs being poured.</p>

<p>If you look real close, you can see the beginning of the basement frame going up. They started framing last Thursday and man are they moving fast. They already have the entire basement framed and are starting on the top level. They are estimating to be done in 3 weeks if we continue to have good weather. I&#8217;m so excited to see this thing framed and roofed. Then you&#8217;ll be able to see what it is going to look like inside. Check back in a week or so as I&#8217;m going to make a post about the framing and how that is going. Here is a teaser picture of what the basement looks like as I&#8217;m posting this today.</p>

			<content:encoded><![CDATA[<p>One of the most rewarding things that has happened to me in the past year transpired over this week. All of the hard work, planning, money and set backs that we have endured over the past year came to fruition this week when we got to see the beginning phases of our house going up. They poured the foundation, water proofed it, put the brick ledge up and plumbed for the utilities. It is so awesome to see this construction go up and actually see fruits of our labor (and other people&#8217;s labor).</p>
<p>Arguably one of the most important parts of home construction is the foundation. Without a firm foundation, your investment could be nothing within a matter of years or even months. That statement can be applied in so many way, but for its application here, we will stick to home construction. The first step of the foundation is setting the footers. The footers are really slabs of concrete that are only about 8 inches tall and maybe 12 inches wide. These are what the foundation walls will sit on top of. They are the base of the foundation. I don&#8217;t really have a separate picture of just the footers, but they were poured and set about 2 days before the&#160; actual foundation walls were poured. In the later pictures of the foundation, you&#8217;ll see the footers pretty clear in some of the pictures.</p>
<p>After the footers are poured and have time to set, the foundation forms are set and the concrete is poured into the forms to make the walls. We were able to get some pretty good pictures of them doing this.</p>
<p>After the foundation sat for a couple days, the forms were removed to reveal the foundation walls. Like I said earlier, to actually see this done was such a wonderful feeling. You can actually start to make out what the house is going to be like and the size as well.

<p>Well, there it is&#8230;the foundation and the beginnings of our house. We still have a lot more to do but it really feels good to get this done and be able to see the skeleton. Now the rush is on the get the walls up, framed and a roof on this baby before it starts getting really cold and raining or possibly even snowing. <p>Well, that is about it. I know, it isn&#8217;t very exciting yet to you all. It sure is exciting to us though. Hopefully the weather will cooperate next week and we will be able to get the foundation in. If so, the next post you&#8217;ll see is of the foundation.</p>
